Tree-change locations across the Yarra Ranges and Dandenong Ranges are Victoria’s fastest-selling suburbs this year — with some listings flying off the market in just one week.

Properties in Seville East, 46km northeast of Melbourne’s CBD, were selling in a median 7.5 days on the market, REA Group’s PropTrack data reveals.

Leafy homes in Sassafras and East Warburton were being snapped up in about 9 days, while similarly speedy deals were being done in 10 days across The Patch, Upwey, Millgrove and Cockatoo.

6 Eastview Ave, Seville East, was under offer between $1.19m-$1.3m.

Chandler & Co Real Estate’s Sam Adamson said the large blocks in Upwey and the surrounds had lured family buyers from inner hubs like Coburg and Brunswick, who were “keen to soak up the (area’s) lifestyle benefits”.

“It offers the best of both worlds,” Mr Adamson said.

“You can come home to fresh air and birdlife but you still have access to city (in under an hour).”

Mr Adamson said the overall lack of stock in 2021 was a “big driver” of the fast-paced sales in the tightly-held suburb.

Meanwhile, eager buyers in Coldstream were also pulling homes off the market in a median 10.5 days.

But Barry Plant Lilydale’s Josh Stokes said it wasn’t uncommon for sought-after properties in the area to sell within just 72 hours.

“We’ve had a few sales where we hit the internet on Thursday, held the first open on Saturday and it’s sold by Saturday night,” Mr Stokes said.

10 Murrac St, Coldstream, is up for grabs for $690,000-$750,000.


He said buyers who’d cashed in on their multimillion-dollar family homes were now willing to pay a premium for their desired listing, as the $759,950 median house price was already significantly more affordable than properties in inner Melbourne.

“Fairly strong offers are being thrown around,” the agent added.

“Covid has definitely enhanced (the market). People are still saying ‘let’s make our home our castle’ and focus our money there.”

There are just three houses currently up for grabs in the suburb, highlighting the astonishing speed of the market.

And Mr Stokes was expecting one of these, a three-bedroom pad at 10 Murrac St, to sell within the coming days — after about one week online.

Vendors Matt and Steph Penn said they were upsizing within the area from their 864sq m property after having their second son.

“We were sort of hoping and predicting it would sell quite quickly,” Mr Penn said.

“We bought this house three and a half years ago, when we came up from the Mornington Peninsula. We love how close it is to the Yarra Valley and we try to get away camping in the Victorian High Country on long weekends.”

He said their timing meant they had also enjoyed the small community feel and the serene landscape’s walking tracks and parklands during lockdown.

327 Sandy Rd, St Andrews Beach, is on the market for $1.5m-$1.65m.


Coastal pads on the Mornington Peninsula were also being snapped up quickly.


Coastal hot spots also retained their popularity this year, as demand prompted rapid deals in St Andrews Beach, Balnarring Beach, and Geelong’s Waurn Ponds.

PropTrack director of economic research Cameron Kusher said the data reflected Melbourne buyers’ continued preference for lifestyle properties after lockdown.

“Historically the areas that have typically had the shortest days on market were the sought-after inner-city areas,” Mr Kusher said.

“So there’s really been a push from Covid. What will be interesting is if Melbourne opening back up changes these dynamics. They could be very different in 12 months.”
